Welcome to Abuja Investments Company Ltd (AICL). These Terms and Conditions govern the purchase of residential and commercial properties through our web application. By using our platform and completing a property purchase, you agree to be bound by these terms.

 

  1. Eligibility
  • You must be at least 18 years old to purchase a property.
  • Buyers must provide valid identification and necessary documentation as required by AICL.
  • AICL reserves the right to verify all information provided before approving a transaction.

 

  1. Property Listings & Availability
  • All properties listed on our platform are subject to availability.
  • AICL reserves the right to modify, update, or remove listings without prior notice.
  • Property details, including pricing and descriptions, are provided for informational purposes and may be subject to change.

 

  1. Payment Terms
  • Buyers may choose between Outright Payment or an Installment Payment Plan (subject to terms and conditions).
  • Outright Payment: Full payment is required at the time of purchase within 30days.
  • Installment Plan: Requires a 50% initial deposit, with the remaining balance payable over an agreed period
  • Payments must be made through approved channels as specified on the platform.
  • AICL is not responsible for third-party transaction fees or delays caused by financial institutions.

 

  1. Property Allocation & Documentation
  • Upon successful payment, buyers will receive a provisional allocation letter.
  • Final allocation and issuance of title documents are subject to full payment and completion of necessary legal processes.
  • AICL reserves the right to revoke property allocations if payments are not completed within the agreed timeframe.

 

  1. 6. Refund & Cancellation Policy
  • Refund requests must be submitted in writing and will be reviewed on a case by-case basis.
  • Administrative and processing fees may apply to approved refunds.
  • AICL reserves the right to withhold 5% of the paid amount in case of cancellation due to buyer default.

 

  1. Buyer Responsibilities
  • Buyers must ensure timely payments according to the agreed plan.
  • Buyers must comply with local zoning and land use regulations when developing the property.
  • Failure to comply with contractual obligations may result in penalties or legal action.

 

  1. Dispute Resolution
  • Any disputes arising from the property purchase will be resolved through mediation or arbitration in accordance with applicable laws.
  • If disputes cannot be resolved amicably, parties may seek legal recourse through competent courts in Nigeria

 

  1. Modification of Terms
  • AICL reserves the right to update these Terms and Conditions at any time without prior notice.
  • Continued use of our platform and services after changes implies acceptance of the revised terms.
